Real estate valuation method

At XVAL, we master all the valuation methods recognized and prescribed by the Expertise Charter:

The comparison method: Involves comparing the property to other similar properties recently sold in the same geographic area. This method is often used for residential properties.

The capitalization method : Is used for rental properties and consists of determining the present value of a future rental income stream using a discount rate.

The Discounted Cash Flow (DCF) method : Is used for income properties and involves determining the present value of future income streams using a discount rate.

The replacement cost or land + construction cost method: Is used for commercial or industrial properties and involves determining value using current construction costs.

Index method: Uses indicators such as occupational ratios to value the property.

The professional methods : including the "hotel method", and the "promoter or batch method".
